Inventory / Check In

The full report from top to bottom, inside and out – all items, fixtures, fittings and decoration, separate further overviews and schedule of conditions. We also meet the tenants to check them in; including taking meter readings, recording keys and testing smoke and CO2 alarms.

It is good practice and provides more protection for your property to carry out a fresh inventory and check in report at the outset of every new tenancy rather than updating older reports.

Our inventory and check in service includes a full inventory & schedule of condition and a meet and greet with the new tenants at the property on their moving in day to complete the check-in process. We hand over keys and go through the inventory report with them ensuring they understand it. We will record the meter readings and keys, and test and record smoke and CO2 detectors. The completed report is sent to all parties involved within 24-48 hours.

The tenant will have 7 days from the date of receipt to review the report and advise on further comments before signing.

Inventory / Check In (Update)

Our Inventory / Check In update service serves as an update to an Inventory / Check In report, which we have previously completed at the same property.

This service is popular with returning customers as it is cost-effective – it is offered at a slightly lower rate.

By making Quest your ‘go-to’ Inventory company you can save the cost of paying for a brand new Inventory / Check In with each new tenant.

Where a property has undergone extensive refurbishment / decorating works, we recommend a new Inventory / Check In report.

Check Out

A full comparison between the present condition of a property against the condition stated on the original Inventory / Check In report.

The Check Out service is the most crucial part of the process as it highlights any discrepancies within a property, notably damages, defects and cleaning omissions. Quest Inventory Clerks will carefully assess each individual defect and state liability, such as ‘wear and tear’, 'cleaning issue', ‘maintenance’ or ‘tenant liability’.

The Inventory Clerk will take a new set of pictures of defects or issues plus overview pictures of each room/area; to compile a check out report. Meter readings are taken and recorded, then keys are recorded and returned to the landlord or agent. Major issues are reported immediately.

The Check Out & key collection on the last day of the tenancy can be arranged.

Midterm Tenancy Inspection

The midterm tenancy inspection is carried out once a tenancy is underway at an appropriate interval to suit your requirements.

The purpose of this report is to note any changes in the condition of the property’s fixtures and fittings. This inspection is also aimed at pointing out signs of:

- Unauthorised occupiers
- Smoking in the property
- Pets in the property
- Rubbish/refuse build-up
